Reviewing Submitted Applications

This guide will show you how to use RentEngine's built-in premium applications.

Check out this guide on how applications are automatically sent after showings and how you can manually send them to prospects via the Command Center: Send Application to Prospect

Once an applicant group submits their application, you will receive an email notification. Make sure you have this enabled in the Settings > Notifications tab

To start reviewing your applications, head to the Rental Applications tab. Then choose the applicant group you'd like to review and press Open

Household and biographical info

At the top of the application report, you'll the high level information of the group, including the property address, co-applicants, group income, and desired move-in date.

Scrolling further down, you'll see the detailed information and screening reports for each applicant.

Screening reports

RentEngine partners with Transunion to provide full-featured screening reports for each applicant that include credit report, criminal report and eviction check.

To open the screening reports, click the black View Screening button next to each applicant's profile.

References (landlord and employer)

To reduce your workload, RentEngine reaches out to the applicant's employer and landlord references. All references submitted references must be verified with either a work email address (no Gmail, Yahoo, etc.) or with a qualifying document. We also send the reference form to the prospect so they can collect it from their employer/landlord directly, while still making sure it's verified.

To review the references section and click the expander arrow on the right side to see the submitted answers from the reference.

You can also customize these questions by going to Settings > Rental Application > Workflow

ID verification

All applicants go through a rigorous ID and selfie verification process that

  • detects fake IDs and spoofed photos with machine learning
  • matches the ID photo with selfies of the document holder
  • validates SSN and addresses against global databases

We also have an extra layer of security provided by TransUnion that verifies the identity by asking the prospect to answer 1-3 identifying multiple choice questions.

You can view the results by clicking View ID Verification under the Documents section.

Document verification

58% of fraud incidents involve fake documents. That's why RentEngine verifies all submitted income documents (e.g. bank statements, paystubs) for signs of forgery, tampering, editing or suspicious source.

Under the Documents section, you'll see an icon next to each document indicating it's verification results. Green means that it is verified, while an orange triangle means that it has fraud markers. Click the document to view the full verification report.

Custom questions and documents

You can request custom questions and documents, based on your company's screening criteria. To set these up, head to Settings > Rental Application > Tenant Form

Requesting more info

If you've reviewed the application and decide that more information is necessary, press the Contact Applicant button next to their profile. That will start a text message conversation via the Command Center.

Taking Action

When you're ready to make a decision, head to the top of the page and click Take Action. Here you can choose the next step. Based on your choice, it will send the relevant notification via email to the applicants.

If you'd like to download the entire application package for your records, click Download as Zip at the top right.
