Syndication Help for Zillow

If you don’t see your property on Zillow, the fastest way to check is with RentEngine’s Syndication Status report. It shows every listing, Zillow’s status, and what to do next.


We syndicate to all major sites, but Zillow is a key source of leads—this guide focuses on it.


Check the Syndication Status report in RentEngine

  1. In RentEngine, go to Intelligence and choose the Syndication Status report.
  2. There you'll see the status of each listing and can click to see the listing in Zillow

In Zillow, you can confirm the listing is coming from RentEngine when you see this wording at the bottom of the description:

If the Zillow link isn’t live, you can report the issue directly from the Syndication Status report by clicking the "Report Listing" button.


A side panel titled Troubleshoot Syndication Issue will open:

Step 1: Review Zillow’s common blocking reasons (use the Troubleshooting Guide link).

Step 2: Submit your request:

  • Describe the issue (include which sites are affected—e.g., Zillow—and any helpful details).
  • # of units in the building (enter 1 for single-family; use the actual count for multifamily).
  • Click Submit


What happens next

  • Your request goes to RentEngine Support for triage. If Zillow action is required, we’ll escalate with the correct feed identifiers so they can review the listing on their side.
  • You’ll see the Status update on that row once your report is received.


When not to report yet

  • The status shows Pending and it’s been less than ~8 hours.
  • The row indicates Invalid Data — first correct the fields in RentEngine, then recheck.
  • The row shows Duplicate — another source (PMS, MLS, property owner, real estate agent, or another third party posting directly in Zillow) is already syndicating the unit. Remove the other source first, then re-verify after 8 hours.
  • The property is a multifamily building with 24+ units but you don’t have a paid Zillow contract. In this case, Zillow will not accept the feed until the contract is in place.


Why is there an “off-market” or “for sale” listing on Google?

Sometimes you’ll find an old Zillow page in Google (often marked off market or from a prior for sale listing). That’s an archived listing Zillow keeps for every property to show Zestimate history and photos. Google frequently indexes those archived pages and may rank them highly.


Neither RentEngine nor Zillow can control how Google ranks or displays those archived results. What matters is the current rental listing status shown in the Syndication Status report and on Zillow’s live rental detail page once processing completes.


Why is my description missing, changed, or rejected by Zillow?

Sometimes, your listing description may be removed by Zillow due to violations of their content policies. A common example:

"Your listing is still active on Zillow but the content has been flagged and removed because: Use of language concerning sex or gender (including gender identity) is not permitted under Zillow's Respectful Renting Pledge."

This can affect all listings using the same default description.


How to Fix:

  • Edit or remove the flagged language in your listing description, especially in the Application or Non-Discrimination sections.
  • If using a PMS like AppFolio, make the edits there. It will automatically sync to RentEngine and update on Zillow within a few hours.



Common reasons a listing isn’t appearing on Zillow, plus the fastest fix:


Pending syndication result → Zillow is still processing the listing.

Do: Wait ~24 hours and recheck.


Not Posted — Duplicate → Another source is posting the same unit (PMS, MLS, owner/agent, previous provider).

Do: Find and remove the other source; keep RentEngine as the only feed.


Not Posted — Invalid Data → Required fields missing/incorrect (address, unit #, beds/baths, rent, photos).

Do: Complete/fix fields in RentEngine; allow 4–8 hours to reprocess.


Not Posted — Unpaid not allowed → A paid contract is required (e.g., Zillow Multifamily 24+ units).

Do: Set up/confirm contract and have it connected to the RentEngine feed.


Not Posted — Blocked → Policy/eligibility/listing-quality issue (unsupported type, graphics in photos, repeated conflicts).

Do: Fix per Zillow guidelines and republish.


Not Posted — Deleted → Listing was deactivated or removed during/after processing.

Do: Ensure syndication is ON (check the first page of the property flow in RentEngine)


Posted, except some models (multifamily) → Some floorplans/units failed validation.

Do: Fix unit-level fields; ensure unique unit IDs; verify contract rules.


Intelligence link doesn’t open Zillow page → Zillow hasn’t finished updating the connection.

Do: Double-check via Google search for the address; recheck later after processing.
