Visits vs. Showings

You can go to the property once (one visit) and handle several showings during that single trip—either at the same time (stacked) or back-to-back (piggybacking).

So, showings ≠ visits.

You can set this up in Settings → Showings → Company (Smart Scheduling)

Definitions

  • Showing: one booked appointment with a prospect
  • Visit: one trip to the property. Multiple showings that occur back-to-back or stacked during the same trip count as one visit.

Why it matters

You might want to allow several prospects to tour in a row (efficient use of a trip), but still limit how many trips an agent makes to that unit in a day or week.

Examples

  • Max Visits Per Unit Per Day = 1, Piggybacking = Yes

→ Several showings can occur back-to-back during the same trip (e.g., 9:00, 9:30, 10:00, 10:30). Still one visit.

  • Max Visits Per Unit Per Day = 2

→ You can schedule two separate trips (morning & afternoon blocks). Each trip can include multiple stacked showings, up to your Stacked limit
