Enabling Smart Scheduling

Smart Scheduling is a suite of features designed to make accompanied showings more efficient and improving control for both leasing teams and individual showing agents.


You’ll find these settings at multiple levels:

  • Company level: Control default scheduling behavior across your entire team

(Go to Settings > Showings > Company)

  • Property level: Set overrides for specific properties

(When editing a property, see the options at the bottom of step 2 when Accompanied showing is selected)

  • Personal agent level: Fine-tune your own scheduling preferences

(Go to Settings > Showings > Personal)


Company level features

Location: Settings > Showings > Company


Stacking & Piggybacking: push multiple prospects to see properties at the same time or adjacent times. This lets showing agents make one trip and knock out multiple showings. Showings may be scheduled simultaneously (stacking) or back-to-back (piggybacking).


Smart Assign: if you assign multiple showing agents to a property, Smart Assign will assign that showing to the best agent based on their availability (factoring in showing windows, connected calendar and drive time)


Minimum Notice Period

Define the minimum number of hours’ notice required before an accompanied showing can be booked.


Automatic Application Sending

Choose whether rental applications are automatically sent after accompanied showings.




Company and Property level controls

Each property and company can have its own custom scheduling rules:


Showing Duration

Set how long each showing should take.


Drive Time Buffer (%)

Add a percentage buffer to Google Maps' calculated drive time.


Max Stacked Showings

Limit the number of showings allowed at the same time at a property.


Max Showings per Day

Restrict how many total showings can occur per day for a property.


Max Showings per Week

Set a weekly cap on how many showings are allowed at the property.


Personal (agent level) controls

Location: Settings > Showings > Personal


Each showing agent can adjust:

  • Appointment Buffer (minutes)

Adds buffer time to non-showing appointments (like internal meetings) on your connected calendar. This helps prevent overbooking and provides breathing room between meetings. (see below)
