Guide to Snippets

Snippets are reusable answers you define once and use everywhere in RentEngine. You can find them in Settings → Communication → Snippets


Who uses them:

  • SMS AI and Voice AI (when enabled) use snippets as the “source of truth.”
  • Your team in the Command Center: type / and start typing the Snippet Title to insert it instantly.

Snippets keep messaging fast, consistent, and compliant—perfect for FAQs and policy questions.


Create or edit a snippet

  1. Go to Settings → Communication → Snippets.
  2. In Snippet Title, enter a short, searchable keyword (e.g., Application fees).
  3. In Add new snippet, write the full response you want sent to prospects.
  4. Click Save Snippets.
  5. Click Add Custom Snippet to create more.


Best practices

Make it clear

  • Avoid internal jargon.
  • Include specifics: amounts, links, steps, timelines.
  • Keep one policy per snippet (create separate snippets for variations).


Make it AI-friendly

  • Use direct statements: “We require…,” “The fee is…”.
  • Avoid ambiguous wording; AI will treat snippets as authoritative.


Compliance & tone

  • Follow Fair Housing guidelines; keep language neutral and consistent.
  • Ensure snippets align with your Prescreening Template and local laws (e.g., vouchers).


Qualification & Screening

Snippet Title: Total household income

Detailed Snippet: We require total household gross income of 3x the monthly rent (or 2.5x net). Include income for all adult occupants. Income is verified during screening.


Snippet Title: Credit score

Detailed Snippet: We review credit history for all adult applicants. An average household score below 549 may result in denial. No credit (N/A) may be considered case-by-case.


Snippet Title: Bankruptcy

Detailed Snippet: Prior bankruptcies must be fully discharged to qualify.


Snippet Title: Criminal screening

Detailed Snippet: Background checks are completed per our written criteria and applicable law. Any disqualifying items are applied consistently and uniformly.


Fees & Deposits

Snippet Title: Deposits & move-in costs

Detailed Snippet: Standard security deposit = one month’s rent (subject to screening). Pro-rated rent and any pet fees are due at move-in.


Pets & Animals

Snippet Title: Pet screening

Detailed Snippet: We use a third-party pet policy service. All applicants create a No-Pet or Pet/Animal profile here: [https://resident.ourpetpolicy.com/signup]()


Applications

Snippet Title: Co-signers

Detailed Snippet: Co-signers are considered case-by-case and must meet stronger income/credit standards.


Lease, Utilities & HOA

Snippet Title: Utilities

Detailed Snippet: Unless stated otherwise, tenants pay all utilities. Some homes include lawn/pool service—see the listing.


Snippet Title: HOA rules

Detailed Snippet: If the home is in an HOA, residents must follow HOA rules. Fees for violations are the tenant’s responsibility.


Timing

Snippet Title: Earliest move-in

Detailed Snippet: Earliest move-in depends on property readiness and application approval. Tell us if you need a specific date.


How snippets power AI

When enabled, SMS AI and Voice AI use your snippets to answer policy questions confidently and consistently. Keep snippets up-to-date, and your AI (and team) will always give the right answer—fast.
