How income verification works

Written by Alexander Stringfellow

RentEngine Applications uses a waterfall verification method to verify applicant income. This guide covers how to configure it, how to review results, and what to do when something is flagged.

Configure Your Verification Methods

You can customize income verification in Settings > Rental App Templates > Edit > Reports.

RentEngine supports three verification methods:

  • Payroll connection — the applicant links their payroll provider directly

  • Bank account connection — the applicant securely connects their bank account

  • Income document upload — the applicant uploads paystubs, bank statements, tax returns, offer letters, or other income documents

You can configure which methods are optional or required. Each applicant who reports income will need to complete verification using the method(s) you've selected.

Reviewing Income Verification

When reviewing an application, navigate to the Income tab. Each verification method will show a summary of the verified income.

If RentEngine detects a discrepancy or potential fraud, that income will be flagged in orange as "Needs Review".

What Triggers "Needs Review"

  • The uploaded documents contain signs of fraud, forgery, or tampering — click on the document to view the specific details

  • The uploaded documents are unable to be securely verified, such as when the applicant uploaded a photo instead of a PDF

  • The uploaded documents are out-of-date or irrelevant

  • There is a mismatch between the name on the income document, bank account, or payroll provider relative to the name on the application

What You Should Do

  • Review the warning flags and evaluate whether you agree with the warning

  • If you need additional documentation from the applicant, request it via Take Action > Request Additional Information at the top of the application

Note: RentEngine works with state-of-the-art partners for income verification but cannot guarantee the authenticity of documents.
