How to conditionally approve an applicant

Overview

You can conditionally approve an application when the applicant needs to meet certain conditions before final approval, like providing proof of income or an additional deposit.


Conditionally approve an applicant

  1. Open the application and click Take Action > Conditional Approval

  2. Add a note describing the conditions (optional). This gets added to the applicant's Notes & Follow-ups section.

  3. Review the text message to the applicant, edit it if needed, or check Skip SMS notification to not send it.

  4. Click Next.

  5. Review the email subject and body, and add any additional CC recipients.

  6. Check Include adverse action letter if applicable. This automatically appends the Consumer Report Disclosure to the email, this part can't be edited.

  7. Check Skip sending email notification if you don't want to email the applicant.

  8. Click Next to confirm.


Customize the default templates

Go to Settings > Rental App Templates > select a template > Automation tab. From there, you can edit the default Conditional Approval email (subject, CC, body) and text message.


Note

  • Conditional Approval is available to push the application to your PMS if you use the Chrome extension
