Why does my property have no showing availability? (for Accompanied Showings)

This troubleshooting guide applies only to properties with Accompanied Showings.

If you're not seeing available showing times for a property in RentEngine, there are a few key settings to review — both at the property and agent level. Follow these steps to confirm everything is properly set up.



This is what prospects will see if no showing slots are available



1. Check the Property is not "On Hold"


  • In the properties section, confirm the property is not On Hold. This status prevent any showings from being scheduled for that property while it is in that status.
  • To make it available for scheduling again, click Take Action > Mark Unit Available.

2. Confirm there are no Blocked Times

  • The Showings Calendar allows you to block specific dates and times from accepting showings. If you’ve blocked any days here, it may impact the showing availability displayed for your listings.

3. Confirm Agent Availability in Personal Settings

  • In the Properties tab, hover over the showing method column to see assigned showing agent(s)
  • Check each agent's availability by going to Settings > Showings > Personal and using the search at the top right
  • Confirm they’ve set up their Showing Windows


4. Confirm Google or Outlook Calendar availability

  • Also in Settings > Showings > Personal, ensure only one calendar (Google or Outlook) is connected — having both can cause conflicts
  • If a calendar is connected, confirm that there are available time slots on their Google or Outlook calendar that match their Showing Windows (above)
  • RentEngine calculates availability for showings based on the agent's Showing Windows, the available time slots in their personal calendars, and the other showings they're assigned to.
  • If you're using Outlook Calendar, disconnect and connect it again.

5. Review Showing Windows Overrides

  • Go to Take Action > Edit Property > Step 2
  • Click Override Showing Windows (top right)
  • Review the override settings to ensure they don’t conflict with the agent’s personal availability (set in Step 3 above).
  • Make sure the agent(s)' personal Showing Windows and connected calendar have time slots that fit within the property-level override here.
Important: The Override feature does not expand availability beyond what the agent has set in their personal settings. For example, if the agent has Saturdays disabled in their personal availability, the override cannot force showings on Saturdays — even if Saturdays are selected in the override.


6. Review Smart Scheduling settings

If you’re using Smart Scheduling, the availability shown to prospects may also be affected by settings such as:

  • Drive Time Buffer
  • Max Visits per Day/Week
  • Stacked or Piggybacked Showings
  • Auto-Cancel Rules
